February 08, 2008: If you?ve ever thought about the possibility of purchasing a property that falls under the foreclosure category, whether to live in yourself, or as a investment property, but thought that it might be too complicated, this is a great book to read. It takes you right from the beginning of what foreclosure is, to how you can make a lot of money from this kind of property deal. The book states ?Reading one book will not turn you into a foreclosure investment specialist.? However this book will tell you what you need to know in order to explore the possibility further. It will help you identify if you have the right skills and aptitude to weave a path through the real estate foreclosure waters, and explains in very plain terms what it all means ? whether it?s how to contact the property sellers, or what to do with the property once you?ve purchased it. Apart from the easy to follow general foreclosure investment information that the book contains, there are two strengths to this particular book. The first is in the very easy to understand glossary that gives easy to understand definitions of the various terminology terms that anyone just starting out as a property investor may find off-putting. This makes the official documentation associated with real estate much less complicated to understand. The second strength in this book is in the list of additional resources that would-be investors can explore in order to ensure that this is the best way for them to invest their money. This list includes resources on where foreclosures can be found, where to network with other property investors as well as nuts and bolts such as legal and marketing information. October 11, 2006: I had never really thought that investing in foreclosure properties was something that I, a normal working middle-class person could do. Sure, I?d watch the infomercials and wish that I had the income and nest egg to allow me to invest in real estate, but I never gave it serious thought. I didn?t think it was possible. After reading this book I know it?s not a matter of ?if only I could? but more a case of ?when I find the right property.? One thing that struck me as extremely useful was the detailed amount of background and information the book provides. The process of foreclosure can be intimidating to someone who is not familiar with the banking industry. It becomes even more difficult to understand when you consider that each state has the potential of having their own set of rules and laws. This book covers all the bases in accessible language, graphs and even screen shots of web pages. The financial jargon is explained clearly and easy to understand examples are provided. Each step including: identifying possible pre-foreclosure properties through advertising or public records searches, contacting homeowners, negotiating, and financing options are laid out and discussed. Networking and the processes surrounding reselling of a purchased house are also described. Finally, the book contains a great deal of additional information in the form of a comprehensive glossary and a bibliography of on-line sites where you can do additional research on the various topics of the book. Needless to say, this book was a great springboard of motivation and information for me to get started in the pre-foreclosure housing market.
